WHO NEEDS FIRE EQUIPMENT SERVICING IN WA?
This applies to virtually every commercial, industrial, and public building in Perth, including offices, warehouses, factories, retail premises, hospitality venues, aged care facilities, childcare centres, schools, and construction sites.
Failing to maintain fire equipment to AS 1851 exposes a business to WorkSafe penalties, voided insurance claims, and significantly increased liability if a fire-related incident occurs on site. Over 95% of workplace fires can be extinguished if the correct equipment is used promptly, which is the data underpinning the mandatory servicing requirement.
WHS Act 2020 — AS 1851:2012
Every person conducting a business or undertaking (PCBU) with fire protection equipment on site has a legal duty to maintain that equipment in effective working order. AS 1851:2012 defines how and how often that maintenance must occur.
WHY PERTH BUSINESSES CHOOSE PTTS
FIRE EXTINGUISHER SERVICE LEVELS
AS 1851:2012 requires all portable fire extinguishers to be serviced every 6 months by a trained competent person. There are three service levels.
| Service level | Frequency | What it includes |
|---|---|---|
| Level 1 | Every 6 months | 21-point inspection covering condition, pressure, signage, accessibility, and mounting |
| Level 2 | Annual | All Level 1 checks plus 13 additional checks covering internal components, discharge mechanism, and hose condition |
| Level 4 | Every 5 years | Pressure testing and full element replacement. In most cases, replacement of the extinguisher is more cost-effective than a Level 4 service |
HOSE REEL SERVICE LEVELS
Fire hose reels are a substitute for extinguishers and are used for their ability to cover more surface area. According to the building code, fire hose reel compartments must be available in areas greater than 500sqm. This is not the only requirement for circumstances that require a hose reel however one of the more common apply requirements. Requirements will vary depending on building codes at time on construction.
In accordance to the AS/NZS 1221 & AS1851, fire hose reels must be tested every 6 months. There is 2 main types of tests for fire hose reels:
| Service level | Frequency | What it includes |
|---|---|---|
| Level 1 | Every 6 months | Visual assessment of external components, flow test, and leakage test |
| Level 2 | Annual | All Level 1 checks plus assessment of the hose, hose guide, bearings, and anchor points |

Every 6 months for a Level 1 service (visual assessment, flow and leakage test), and annually for a Level 2 service that also covers the hose, guide, bearings, and anchor points. Both are required under AS/NZS 1221 and AS 1851:2012.

A Class F fire involves cooking oils and fats. Water or standard dry powder extinguishers are not suitable for Class F fires and can make them worse. A fire blanket smothers the fire by cutting off oxygen and is the correct first-response tool in commercial kitchen environments.
-
Absolutely, and this is the most cost-effective approach. Many Perth businesses combine test and tag, RCD testing, fire equipment servicing, and emergency lighting inspection into a single visit, reducing cost and site disruption compared to separate bookings.
